This Realtor-owned property in West Plymouth really is one of a kind!
The post & beam contemporary home sits high on a hill at the end of a 2,000 foot driveway – with spectacular water views of Briggs Reservoir and the adjacent cranberry bog and seasonal views of Billington Sea. It features 3 beds (town has it as 2 beds) and a completely open floor plan from the kitchen to the dining area and living room. There is a hand-crafted spiral staircase that resembles the inside of a whisky barrel!
The home faces east, so we get incredible views of the sunrise from the massive 4 X 6' windows in the master bed, bed #2 on the second floor and the living room. No need to worry about replacing the roof – it's metal and will probably outlast me.
We are in 5 acres of forest, surrounded by 30 acres of conservation land. There are both private and public walking trails, one of which leads to the pond at the base of our hill. The peace and seclusion are something that's very hard to replicate. In fact, the only neighbors we can see from the property are about 1,500 feet away – and only when the leaves are down.
Up on the hill, we have our "sunset bench", facing west. We like to relax with an adult beverage while we watch the sun go down! There are a bunch of out-buildings too.
About 150 feet from the house are a 2-story wooden barn and a 1 room studio building – both with upgraded electric service. The studio also has propane heat, so it makes a great hobby room or office. 300 feet from the house is a lofted metal barn with 48 solar panels mounted on the roof, which is rated for 13.44 KWp, but actually generates about 10 KW max. That barn has two stables and a paddock as well.
The home has baseboard electric heat, but with the solar installation our total electric bill for the last 12 months was under $1,000 for heat and electricity combined. An important note – the solar installation is owned, not leased. It spins the electric meter backward in the spring, summer and fall, generating large negative balances with Eversource. We use that up in the heating season. Heat is supplemented with a wood-burning stove, but we're not diligent about using it. We burned less than 1/4 cord in 2018-2019.
There are also 5 different sheds around the property, including a potting shed attached to the house. There's even an outdoor shower!
We have done a lot of upgrades and repairs, but there's still more to do, so we're not well suited for FHA (unless it's a 203K) or VA loans. We also have private power poles.
We will miss this property tremendously – especially the wildlife. We've had bald eagles, fox, deer, turkeys, coyotes, owls, and a big assortment of birds at our four feeders. However, it's time for the sellers to retire and relocate to Maine to be closer to family.
Due to retirement timing, we are looking to close no sooner than September 1, 2019, and will be listing on MLS roughly in mid-June. Until that time, you have a pre-market chance of getting this unique retreat property before the crowd.
I will arrange showings for buyers, but need a copy of your current pre-approval letter beforehand. Realtors are welcome to bring buyers at a 2% cooperating commission with a successful sale, again, only those who are pre-approved please. Interested? Call me – Charlie MacPherson, Realtor.
